CORPORATE RENTAL LEASE
TERMS AND CONDITIONS
LONG & SHORT TERM
The minimum period of a corporate rental agreement is one (1) month.
Short Term Rental - offered upon availability.
The Lessee (also referred to as the tenant, client, guest, resident or visitor) can with the consent of the Lessor extend this rental agreement after the expiry of the Initial Period (minimum 1 month), provided that the Lessee gives to the Lessor written notice to this effect at least 15 days before the expiry of the Initial Period.
Short Term Rental - can be extended if there is availability.
The rental shall be due and payable on or before 1st of each month, by electronic transfer directly into the Lessor’s bank account (cash not accepted)..
Short Term Rental - payment in full must be made prior to check in by electronic transfer directly into the Lessor’s bank account (cash not accepted).
The security deposit payable under this lease is one month rent and shall be due by electronic transfer (cash not accepted) directly into the Lessor’s bank account once quotation is accepted (if rental term is more than one month).
Short Term Rental - Deposit paid if deemed necessary by electronic transfer (cash not accepted)
The security deposit shall be refunded to the Lessee by the Lessor within twenty eight (28) days of termination of the lease.
Short Term Rental - Security deposit if applicable shall be refunded within (28) days of termination of the lease.
All terms and conditions of a Standard Lease Agreement are applicable over the premises and shall be deemed to be incorporated herein for both short and long term rentals. Only to be signed if period extends one (1) month, however, all conditions of the Standard Lease Agreement remain applicable at all times.
Cancellation within 60 days before check in - 75% of the fees will be forfeited.
Cancellation within 30 days before check in– 100% of the fees will
CHECK IN/ CHECK OUT
CHECK -IN on day of arrival on, or after 1pm (or earlier if confirmed by host)
CHECK- OUT on day of departure on, or before 9:00am.
The maximum number of persons residing in the apartment shall be four (4). The property will be occupied by the lessee as stipulated on all correspondence.
Lessee shall not cede his rights and obligations or sub-let the property without the Lessor’s prior written consent.
No pets are permitted under ANY circumstances.
Smoking is NOT permitted in the apartments and will be subject to a fine of R1,000.00 per occurrence. Smoking is permitted outside on the patio of the apartment.
It is the responsibility of each lessee to familiarise themselves with the Terms & Conditions as well as the Manual.
Check all household goods against the inventory list and report any damages or losses.
LIMITATIONS OF LIABILITY
THE OWNERS, ITS AGENTS AND/OR EMPLOYEES ARE NOT LIABLE FOR:
ANY LOSS OR DAMAGE TO THE PROPERTY OR POSSESSIONS OF ANY LESSEE, WHETHER SUCH DAMAGES WAS CAUSED BY FIRE, THEFT OR OTHERWISE, OR NEGLIGENCE OR THE WRONGFUL ACT, OR OMISSION, OF THE OWNER, ITS AGENTS AND/OR EMPLOYEE;
THE DEATH OF OR ANY PERSONAL INJURIES OR WHATSOEVER NATURE SUSTAINED BY A LESSEE, WHETHER SUCH DEATH OR INJURIES WERE SUSTAINED BY THE NEGLIGENCE OR WRONGFUL ACT, OMISSION, OF THE OWNER, ITS AGENTS AND/OR EMPLOYEE AND/OR DEFECTIVE FUNCTIONING OF ANY APPARATUS. ALL PERSONS ENTERING THE PREMISES DO SO ENTIRELY AT THEIR OWN RISK.
THE PARTIES HEREBY WAIVE, ON THEIR OWN BEHALF AND ON THE BEHALF OF THEIR DEPENDENTS AND THOSE WHOM THEY LEGALLY REPRESENT, ANY CLAIM WHICH MAY HAVE ARISING OF THE PROTECTION WHICH THE LAW AFFORDS THEM AND THEIR DEPENDENTS IN RELATION TO INJURIES OR LOSS SUFFERED IN THESE CIRCUMSTANCES.
THE LESSEE IS RESPONSIBLE FOR ITS OWN HOUSEHOLD, CAR OR OTHER INSURANCE, PROTECTING ITS GOODS WHILE RESIDING ON THE PREMISES.
THE LANDLORD HAS NO RESPONSIBILITY OR LIABILITY TOWARDS THE LESSEE FOR ANY LOSS, THEFT OR DAMAGE TO THE TENANT'S HOUSEHOLD ARTICLES KEPT ON THE PREMISES.
SHOULD THE LESSEE FAIL TO PAY THE RENTAL OR ANY OTHER SUM OR SUMS PAYABLE BY THE LESSEE PROMPTLY ON THE DUE DATE THEREOF, THE LESSOR SHALL NOT WITHOUT PREJUDICE TO ANY OTHER RIGHTS AVAILABLE TO THE LESSOR IN LAW, BE ENTITLED FORTHWITH AND WITHOUT ANY NOTICE WHATSOEVER TO CANCEL THIS AGREEMENT AND TO OBTAIN POSSESSION OF THE PREMISES AND ITS CONTENTS AND FOR THE PURPOSE TO TAKE WHATEVER ACTION MAY BE NECESSARY FOR THE IMMEDIATE EJECTMENT OF THE LESSEE FROM THE PREMISES WITHOUT PREJUDICE AND IN ADDITION TO ALL OTHER RIGHTS AVAILABLE TO THE LESSOR TO CLAIM RENTALS ALREADY DUE AND SUCH FURTHER DAMAGES AS THE LESSOR MAY SUSTAIN BY REASON OF THE LESSEE'S BREACH OR DEFAULT, INCLUDING BUT NOT RESTRICTING TO ALL LEGAL COSTS AND CHARGES AS BETWEEN ATTORNEY AND OWN CLIENT PAYABLE BY THE LESSOR AS A RESULT THEREOF.
WHEN YOU SEND EMAILS TO US OR ACCESS THIS WEBSITE, YOU THEN CONSENT TO RECEIVING COMMUNICATIONS FROM US ELECTRONICALLY. YOU CAN OPT-OUT OF THESE COMMUNICATIONS AT ANY TIME.
